What Happens During a Property Inspection

Physical inspection is the stage where desktop assumptions are tested against the asset itself. Before attending, our team completes due diligence on tenure, registered proprietorship, encumbrances, and approved use.
On site, we record boundaries and measure accommodation using laser distometers, capture GPS coordinates to confirm the parcel matches the registered title, and photograph the structure, finishes, services and any defects. Where the parcel is large or access is constrained, we use drone imagery to record site coverage and context.
We note construction type, age, apparent condition, standard of finishes, services connected, and any additions that may not appear on approved plans. Improvements without approval are flagged, because they affect both value and marketability.
To prepare, an owner should make the title documents, approved plans, tenancy schedules and service charge accounts available, and ensure access to all parts of the building including plant rooms and roof space.
